Appliances to Include in Your New Jersey Rental

Are you not sure which appliances are must-have or nice-to-have? We will explain which ones are required and which ones give you a competitive advantage.

Refrigerator and a stove/oven are a must.

Everything else is a nice to have.

Every home should offer at least a refrigerator and a Stove/Oven. Other appliances such as washers and dryers, microwaves, and dishwashers are nice-to-have items.

What We Tell Tenants

We always explain to tenants that in this market they should not expect to get such appliances automatically included in their rental homes. Sometimes they will be there and sometimes they will not.

If these nice-to-have appliances are included, they are at the courtesy of the owner. This means if you have a microwave when you move in, it is the tenant’s responsibility if something happens. The owner does not have to replace or fix it. 

Make sure this is in your lease.

What We Tell Owners

We always tell owners that it does help market the home if they leave appliances in the property. It makes the place more attractive to potential renters. You may even be able to charge a little more because you offer them.

So, if you are on the fence and trying to decide whether to leave your washer and dryer in the rental home or not, we say leave it!
